5 Key Players You Should Have On Your Home Buying Team Buying a Property (House/Apartment/Condo/Townhouse/Residential Lot/Commercial Property/Agricultural or Development Lad; etc.) is going to take a Team of persons to assist you through the process.
Today, I will be discussing the 5 Key Players you need on your Home/Property Buying Team.
1). A Trusted Real Estate Agent/Consultant
Do your research - check your Real Estate Agents background. What are their Reviews and or Recommendations saying. Do they come highly recommended. Do they have experience in the area you will be purchasing in? Are they the right fit for you?
2). Mortgage Institution
Do your Research. Look at the Interest Rates, Processing Times, Required Documents, etc.
3). Valuer
Do your research and ask for recommendations from your Real Estate Agent/Consultant or Lending Institution. Usually your Mortgage Company will provide you with a List of Pre-Approved Valuers that they will Accept Valuation Reports from. It will be your responsibility to research and see which one best suits you - especially as it relates to Price. However, some Mortgage Companies will choice the Valuer on your behalf and all you will be required to do is pay their fee.
4). Land Surveyor
Exactly as above for Valuer. Your Land Surveyor is used to make sure that, the property you are purchasing does not have any Breaches or Encroachments.
5). Conveyancing Attorney-at-Law (Real Estate Attorney)
This choice is totally up to you. Start by doing your do diligence. Areas to focus on are: rates, availability and responsiveness to your and inquiries and the processing of the Sale. Make your decision wisely. Please bear in mind that, your Attorney will have a big impact on your Sale, especially how quickly/slowly it proceeds. Especially when Purchasing, your Attorney should review your Sales Agreement and make sure that, you are protected at all times. This is very critical & should not be overlooked or under emphasized.
